Important Information
Check-in and Check-out Procedures
- Check-in is after 4pm. Check-out is by 10am.
- Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
Property Access
- Guests do not have access to the locked off portion of the Sportsman's Lodge, the Fitness Center, or the Wine & Cigar Bar. These are for member use only.
- Guests are not allowed to bring their own ATVs. For information about ATV rentals, please visit the Off Road Adventures website.
Policies and Rules
- This home is not pet friendly, but pets have been in the home. No pets allowed.
- No smoking inside the home. No trace of smoking left outside the home.
- No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
- Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
- Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
- Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment, etc.).
- Children allowed.
- No events allowed.
Fees and Payments
- Eagles Nest Winery day passes are available onsite for $25.00 each.
- The summer concerts are open to all guests; there is an admission fee for each person and a cash bar for food and drinks.
- All Eagles Nest homes have an additional amenity fee in order to maintain the amenities.
- Cancellation Policy: Bookings canceled 60+ days before arrival will receive a refund of the deposit. Bookings canceled between 31-59 days before arrival will receive a refund of half of the deposit. Bookings canceled within 30 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.
Parking and Vehicle Requirements
- 4WD/AWD and/or chains are recommended during winter (Nov-March) for all homes. Travelers visiting during winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.
Utilities and Amenities Access
- All Eagles Nest homes have internet, but some areas of travel may not have cell reception.
- All BRMR homes offer well-stocked kitchens with all utensils needed to cook meals. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. These items are sufficient for one night, or maybe two. Towels and linens will be provided.
- A hair dryer is provided.

- While enjoying your stay at Winterfell Lodge, you have access to most amenities inside of Eagles Nest. Amenities available include:
- Great Camp: BBQ Pavilion, Amphitheater (location of summer concerts from May to the end of November), The Great Lawn, Playground, Hiking Trails, Ropes Course and Climbing Tower (seasonal), Mini-Golf Course, 24/7 Dollar General concept store
- North Pavilion: Ball Field, Sportsman's Lodge (unlocked portion only), Sports Court (Basketball and Pickleball), Dog Park, Walking Trail, Sportsman's Grille (Wed-Sun; hours vary), Fire Pit, Woodland Trail System (ATV Trails, Hiking, Biking)
- Camp (BYO Equipment): Tennis Courts, Pickleball, Disc Golf, Archery (Restrooms and Pavilion coming soon)
- Vineyard: Food and wine served; Eagles Nest Winery day passes are available onsite for $25.00 each; HOURS: Thur & Fri 4pm-10pm, Sat & Sun 1pm-7pm. All visitors on premise at the winery must be 16 years or older. This is strictly enforced.
Community and Construction Notices
- Eagles Nest is an up and coming community, with construction currently going on in several of its neighborhoods. Construction noises may be heard 7am-7pm Monday through Saturday.
